Frequently asked questions about the asbestos certificate

Since Nov. 23, 2022, an asbestos certificate has been required for the sale of any building built in Flanders before 2001. By 2032, every owner of such a building must have an asbestos certificate. For apartments, the obligation for common parts goes into effect on May 1, 2025.

Only recognized asbestos experts working for a company recognized by OVAM are allowed to prepare an asbestos certificate. Both Fastbest and its experts are officially recognized.

By default, an asbestos certificate is valid for 10 years. When high-risk asbestos-containing materials are identified, the validity is reduced to 5 years.

After the application, the process starts with a preliminary investigation, analyzing building plans and other relevant information. Then a licensed expert comes on site for an inspection of the building and any outbuildings. If necessary, samples are taken and sent to an accredited laboratory. After analysis, the asbestos certificate is prepared and delivered digitally.

Yes, but then no asbestos suspect material is considered asbestos-safe. Samples are required to officially recognize certain materials as asbestos-free.

According to the inspection protocol, a sample must be taken from pipe insulation, plaster, crepi, asbestos board, tile adhesive, mastic and corrugated metal sheets, among others, in order to be considered asbestos-free.

If you can prove with invoices, photographs or a building permit that renovation work was done after 2001, the presence of asbestos can be ruled out without sampling.

This means that the inspection is performed without causing damage to the building. Damage caused by a sampling (such as a small hole in a wall that is subsequently sealed) falls under “non-destructive testing”.

Currently, an asbestos certificate is not required for rentals. However, every owner of a building built before 2001 must have an asbestos certificate by 2032. Once you have a certificate, you must provide a copy of it to your (new) tenant.

The inspection takes time depending on the size of the building and the number of asbestos suspect materials. The results of any sampling are incorporated into the attestation after laboratory analysis, which is delivered on average within one week.
