What is an asbestos certificate?

An asbestos certificate is an official document that indicates whether asbestos is present in a building. It provides insight not only into the presence of asbestos, but also its condition and measures for safe management or removal.

Why do I need an asbestos certificate?

Since November 23, 2022, a valid asbestos attestation is mandatory when selling a home built in Flanders before 2001. This attestation must be included in both the compromise and the notary and broker’s deed. Since suspensive conditions are not allowed, the asbestos certificate must be available before the final completion of the sale.

Asbestos certificate for common parts

When selling an apartment, an asbestos certificate for the common parts is required in addition to the individual asbestos certificate. This applies, for example, to stairwells, elevators, shared corridors and parking lots. From May 1, 2025, this attestation will become mandatory for all buildings constructed before 2001 in Flanders.
